Other Details to Note

There are other guests possibly staying on the property. The main house (101) abuts the property apartments (102) so there is a shared wall but entirely separate access and no space is shared. Behind the house is a guest house with a top and bottom unit. Both of these spaces are available on Airbnb as one-bed and one-bath units. There are two off-street parking spaces along the right-side driveway. You cannot park for more than 20 minutes along the left-side driveway because it is shared with neighboring businesses. Street parking is free and first come first serve. Please read below. PLEASE NOTE: We take guest security and safety seriously. No fraudulent bookings. After booking, guests must e-sign an easy, online hotel-style rental agreement. We may request an ID selfie upload for first- time stays or if you have no traveler review history, and either a damage hold (refundable) or damage waiver (non-refundable). House Rules

**Smoking is not allowed anywhere on the property, including outside.** Firearms are not allowed inside the home. We love furry guests but pets are not permitted on the furniture, including sofas and beds, or in the bathtubs. Non-refundable discount—If you choose this option, the nightly rate is not refunded if you cancel at any time, regardless of a change in your travel plans. This includes illness, event cancellation, or any other reason outside Airbnb's Extenuating Circumstances Policy. Please do not choose this discount if you are not comfortable with the policy. This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $37 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional. To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. RENTAL AGREEMENT This Lease is entered into on the date hereof, by and between (“Owner”) and (“Renter”) for the property located in (“City”) and listed as (“Property”). 1. TERM: The term of the Lease shall begin on the arrival date of (“Date”) and end on the departure date of (“Date”) for (“Nights”). The property will be ready for occupancy no earlier than 3:00 PM on the arrival date and must be vacated no later than 10:00 AM on the departure date. The term of the Lease may be reduced or extended upon mutual consent, following payment of any additional fees agreed between the parties, and confirmed in writing by the Owner. 2. RENT: The total rent is (“Amount”), payable at the time of booking. 3. LIMITED OCCUPANCY: Occupancy is limited to the number of guests specified on the booking: (“People”). If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. 4. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes. You agree to keep all noise to a minimum between the hours of 10:00 PM and 7:00 AM. You and all other guests agree to abide by all applicable parking restrictions and limitations. 5. CARE OF PREMISES / DAMAGES: NO UNAUTHORIZED PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of any deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items, or outdoor amenities that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over \$100.00 incurred due to Renter’s occupancy. To prevent theft of, or damage to, the Renter's personal property and that of the Property, Renter agrees to close and lock doors and windows when not present at the Property, including upon check-out. 6. OWNER’S RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. 7. INDEMNITY CLAUSE: Renter hereby agrees to indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of the Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of any swimming pool on the Property, and will hold Owner harmless with respect thereto. 8. NO SUBLETTING: Renter may not sublet or assign this Lease for all or any part of the premises without the prior written consent of the Owner. 9. NO PERMANENT RESIDENCE: Renter's use of the Property is on a temporary, short-term, and transient basis only. The Property is not, and will not be, the Renter's, or any guest's, permanent residence. 10. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. The Owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property. Renter will report any maintenance issues immediately to the Owner. The Owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. 11. CANCELLATIONS: Renter may cancel at any time. The Owner will return any refundable amount, if applicable, according to the reservation's cancellation policy. By signing this Lease, you acknowledge that you will comply with the terms of this agreement, and each party assumes the responsibility for the obligations set forth herein. Renter acknowledges receipt of the House Rules. Renter acknowledges that they have read, accept, and agree to the terms set forth.

Great place for large group.We were amazed how thoughtfully they had arranged everything you needed for big family…2 dishwashers,2 washer and dryers and innumerable number of plates,glasses cups and utensils and lot of seating areas.

This is just a fantastic large space in the heart of Raleigh. My oldest daughter got married this past weekend, and we wanted a space where my kids, my parents, and my brother and his family could come and all be together for a few days prior to the wedding. This place was fantastic! It is in an unbelievable location right next to the original Krispy Kreme at the intersection of Peace and Person - walkable to all kinds of great restaurants and shops. The beds are comfortable and plenty - with plenty of room to spread out, work, etc. The kitchen was well stocked with plenty of utensils, plates, and glasses - with two dishwashers and two trash cans. And we all ate around the large dining table with our future in-laws visiting one of the nights. Everyone was thrilled ... we will definitely return in the future!

Spent my 25th birthday here, I had tons of friends flying in and needed a large space for everyone! This house was perfect! So spacious, you might end up losing someone ahaha! Amazing kitchen, entertainment areas, and the breakfast nook was a great place to recap our eventful nights! Super responsive hosts! I’m a social media creator and knew I needed a gorgeous setting for my videos and I found so many picture perfect corners of the house! Whoever designed this house needs an award! I even posted a quick house tour of the house on tiktok and people are so in love with it and interested in booking for future trips of their own! I’m so happy to share this Raleigh Gem with people! Thank you Stuart and William, hope to stay with you again!

I am a writer by profession, but I barely have the words to describe how perfect this house was for myself and my family during the holidays. To say that this home is gorgeous is an understatement. While it was large, it felt cozy and intimate. While it was easy access to shopping and food options, it felt safe and secure. I was allowed to bring our pets as well, which made our holiday even more homey. The beds were fabulous, the kitchen awesome and the front porch was a favorite for morning coffee and catching the sunset. I would 1000% rent this house again. Thank you soo much William and Stuart for providing us a space that made our holidays even more memorable!!!

The home was as described. Amazing home. Great living spaces. Very nice outdoor sitting area with TV and grill. Host was very proactive in communicating with us. Set up indoor golf course outing for us as well! Great stay and will stay again if heading to downtown Raleigh!

Excellent experience from start to finish. No detail was overlooked in curating an experience that is second to none. Plenty of inventory from dishes to pans to gather and dine at home which is a driving factor in renting a vacation rental for me. Double washers and dryers, stocked cleaning supplies and extra towels. I will definitely book this again.
