House Rules

This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $37 for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights. Damage waiver purchases are optional. To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. If you have any questions, just message us anytime! Happy to help! This Lease is entered into on the date hereof, by and between (“Owner”) and (“Renter”) for the property located in (“City”) and listed as (“Property”). 1. TERM: The term of the Lease shall begin on the arrival date of (“Date”) and end on the departure date of (“Date”) for (“Nights”). The property will be ready for occupancy no earlier than 3:00 PM on the arrival date and must be vacated no later than 10:00 AM on the departure date. The term of the Lease may be reduced or extended upon mutual consent, following payment of any additional fees agreed between the parties, and confirmed in writing by the Owner. 2. RENT: The total rent is (“Amount”), payable at the time of booking. 3. LIMITED OCCUPANCY: Occupancy is limited to the number of guests specified on the booking: (“People”). If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. 4. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes. You agree to keep all noise to a minimum between the hours of 10:00 PM and 7:00 AM. You and all other guests agree to abide by all applicable parking restrictions and limitations. 5. CARE OF PREMISES / DAMAGES: NO UNAUTHORIZED PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of any deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items, or outdoor amenities that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over \$100.00 incurred due to Renter’s occupancy. To prevent theft of, or damage to, the Renter's personal property and that of the Property, Renter agrees to close and lock doors and windows when not present at the Property, including upon check-out. 6. OWNER’S RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. 7. INDEMNITY CLAUSE: Renter hereby agrees to indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of the Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of any swimming pool on the Property, and will hold Owner harmless with respect thereto. 8. NO SUBLETTING: Renter may not sublet or assign this Lease for all or any part of the premises without the prior written consent of the Owner. 9. NO PERMANENT RESIDENCE: Renter's use of the Property is on a temporary, short-term, and transient basis only. The Property is not, and will not be, the Renter's, or any guest's, permanent residence. 10. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. The Owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property. Renter will report any maintenance issues immediately to the Owner. The Owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. 11. CANCELLATIONS: Renter may cancel at any time. The Owner will return any refundable amount, if applicable, according to the reservation's cancellation policy. By signing this Lease, you acknowledge that you will comply with the terms of this agreement, and each party assumes the responsibility for the obligations set forth herein. Renter acknowledges receipt of the House Rules. Renter acknowledges that they have read, accept, and agree to the terms set forth.

Lovely, historic, large home. We had a group of 8 staying for a memorial service and there was plenty of room for everyone. The living room/dining room/kitchen all opened to each and made for a great space to be together with plenty of room to have to ourselves elsewhere in the house. The front porch was a wonderful place to have a coffee in the morning and a cocktail in the evening; we also enjoyed the backyard - which had great chairs to relax in. The beds and pillows were very comfortable, the large island in the kitchen was great for preparing food and a great extension to the large dining table for eating together. There is a separate guest suite that opens directly to the house with it's own bedroom, bathroom, kitchen, and living room. This was a great extension for us and gave us plenty of room with the extra refrigerator, coffee maker, etc. If you have a good size group visiting Raleigh, this is the perfect place to stay. I'd stay again.

We rented this beautiful home for our family visiting Raleigh for our daughter’s bridal shower. The downtown location is excellent! The high ceilings, moulding, windows, and architectural woodwork displayed the home’s amazing historical significance. It was large enough to accommodate everyone. It was wonderful having such an open floor plan for cooking and dining. The huge dining room table is a plus. There were plenty of plates, cups, glasses and silverware too. We loved that the bedrooms were located in different parts of the home, especially with young children. The mother-in-law suite was perfect for them since we could close it off from the rest of the house. The place was extremely clean and welcoming. There was even a closet with some toys. Plenty of towels were available. Also having a washer and dryer right in the house is very convenient. Any minor issues were immediately responded to and addressed by our hosts William and Stuart. We wouldn’t hesitate to stay here again!

The house was fantastic. The pictures really don’t do it justice. Tons of space and very clean. Williams gave great instructions on checking in and out. Will definitely recommend and look to stay with him if I need to in the future.

William’s home was perfect for our weekend reunion. It fit my family and a bunch of grown men comfortably. The location was convenient with plenty of street parking. It was close to downtown but seemed like a world away, it was super quiet at night. We loved the fact that Duke Ellington once stayed at this historic home! Make sure to grab some sweet tea and chill out on one of the rockers on the porch. Would def stay here again!

We were in Raleigh for a long weekend to celebrate a family wedding. We needed a larger home to accommodate our family of 8 adults. This home was perfect. We walked in the front door to a beautiful renovated craftsman style home. It was spotless, and each room welcoming. There was room for all of us at the dining rooom table, around the kitchen island, and we all had our own bedroom. When we had a few questions, our host replied almost immediately. I would absolutely return to this lovely home; we felt right at home when we were staying there.
